Under the Tenant Fees Act 2019, there are permitted payments in connection with a tenancy that you will/can be asked to make: These payments are set out below.
BEFORE YOU MOVE IN
Refundable Holding Deposit
This is to reserve the property and will be equivalent to 1 week's rent: £321.92

- Once a Holding Deposit has been paid the subject property will not be marketed to others.
- Holding Deposit will be paid towards the first month’s rent following the completion of satisfactory referencing and when the tenancy agreement is entered into.
- The Holding Deposit will be withheld if any relevant person (including any guarantor(s))
- Withdraw from contract before entering into the tenancy agreement
- Fails 'Right to Rent' checks
- Provides false information for referencing purposes
- Fails to act reasonably to enter into the tenancy: sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).
- The Holding Deposit will also be repaid in the event of the landlord withdrawing from the proposed let.
First Month’s Rent
Payable on or before the commencement of the tenancy by Bank Transfer: £1395.00
Refundable Tenancy Deposit:
The deposit covers damages or defaults on the part of the tenancy during the tenant and is payable on or before the commencement of the tenancy and will be equivalent to 5 weeks rent: £1606.91

DURING THE TENANCY
Addendum/Variation of The Tenancy Agreement (Tenant’s Request)
To cover the cost of variation, assignment, novation, or renewal of the tenancy agreement contract: £50.00
Replacement of Lost Keys/Electronic Keys
Cost incurred in replacing the key or security device: Tenants are liable for reasonable cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmiths, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15.00 per hour (inc VAT) for the time taken replacing lost key(s) or other security device(s).
Rent Late Payment Fee
Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.
Payments to other third parties - if permitted and applicable:
Utilities – gas, electricity, water, drainage
Communications – telephone and broadband
Installation of cable/satellite
Subscription to cable/satellite supplier
Television licence
Council Tax
ENDING YOUR TENANCY:
Early Termination (Tenant’s Request)
Should the tenant wish to leave their contract early, they shall be liable for the landlord’s costs in reletting the property as well as all the rent due under the tenancy until the start date of the replacement tenancy.
